1. Introduction
The Management Committee of the Unitech Horizon Apartment Owners Association welcomes you to the Unitech Horizon residential Apartment, Greater Noida. All residents (owners and tenants) are bound by the bye-laws of the UHAOA, a duly registered society, under the UP Societies Registration Act, 1960. UHAOA is administered by an elected Management Committee which is entrusted with the task of organising and administering the Apartment and is also authorized to formulate other rules and regulations as may be necessary from time to time. Extracts from the bylaws of the Association, which are of topical relevance to all residents, are placed in the Annexure for information, guidance and strict compliance.
All residents are requested to pay attention to the following aspects:

Details Rules are given in Subsequent Sections
The Management Committee (MC) of UHAOA reserves the right to change/modify these rules and also the charges. Please do read the Notices put up on the Notice Boards and Emails from time to time and also visit the website: www.unitechhorizonaoa.in regularly. Community living calls for self-discipline, civic sense and cooperation. The Management Committee fervently hopes that these shall be available in ample measures from the residents of Unitech Horizon.
1. Applicability
These rules and regulations are applicable to all Residents including Owners, Tenants while also Visiting Guests and Vendors, using the Unitech Horizon Facilities.
2. Payment of Maintenance Fees and Charges
- Owners/tenants as the case may be shall pay the common area maintenance charges and other charges raised upon them on specific intervals regularly within stipulated time for smooth and effective running of various services namely maintenance, horticulture, housekeeping, security, repairs etc. in Unitech Horizon society. Delay in payment of charges shall attract penalty in form of late payment charges at 15% per annum.
- These salient points of the procedures for payment of the charges are:
- Quarterly Common Area Maintenance (CAM) charges which includes water charges separately are payable at Unitech Horizon society in advance before the due date mentioned in the invoice as envisaged in the bye-laws. However, a grace periods of 10 days have been approved by the Management Committee
- Management Committee strongly recommends to all the residents to take advantage of the incentive provisions and pay the charges in advance. Kindly take note of the late payment charges which shall be strictly implemented. Please do pay the charges on time in order to avoid the penalties. Owners paying the maintenance and water charges through their tenants are requested to bring these provisions to the attention of their tenants and ensure that they make the payments within stipulated time.
3. Payment of Electricity Charges
Owners/tenants as the case may be shall pay the electricity charges raised upon them on monthly basis before due date mentioned in the invoice. Delay/ non-payment of electricity charges shall attract disconnection and penalty in form of late payment charges at 15% per annum. The connection shall be reinstated upon payment of charges and penalty subject to clearance of cheque.
Management Committee urges owners and tenants to pay the electricity charges on time to avoid any inconvenience.
4. Move in and Out
- Every resident whether owner or tenant moving in and out from Unitech Horizon society has to fill “Move in or Move Out” form available at the Estate Management Office (EMO) inside the society. The said form shall be accompanied with proper documents mentioned separately for owners and tenants in the form. The Move in or Move Out form shall be submitted minimum 5 days in advance before moving in or out from the apartment. The link for the form is https://www.unitechhorizonaoa.in/home/public-forms
- The owner/ tenant moving in or out from Unitech Horizon society has to ensure that all dues of maintenance, electricity or other charges pending against the flat are duly paid before moving in or moving out. In case of tenant moving in or moving out from the society a written confirmation in form of email is required from the owner of said flat from his registered email id in records of Unitech Horizon.
- Apart from move in form residents shall update their details on CommonFloor giving particulars of details of family members, office/residence contact numbers, mobile number, email id, no. of vehicles / pets owned etc before moving in. If there is any change in the composition of the residents (addition or deletion of family members) EMO office shall be informed accordingly.
- All the requirements of move in/ move out needs to be completed at least 5 days in advance of respective movement provided it is working day. Verification and issue of receipts shall be done in Estate Manager Office (EMO) on working days and during office working hours only.
- Actual movement can take place on any day except Sunday and Holidays. The loading or unloading is permitted only between 1000 Hrs and 1800 Hrs. Packages of the prescribed dimension only (3’x2’x6’) can be taken in the lifts.
- All residents moving in or moving out from society must ensure that the said movement should not cause any damage to the asset of Unitech Horizon society. They must also ensure that such movement shall not cause any inconvenience to fellow residents living in the society.
- Any damage to the assets shall be recovered entirely from the owner of the flat.
5. Tenancy
- Tripartite Agreement- All Rent Lease agreements shall be made in Tripartite and Registered at the Authority

c. Third Party- AOA authorised signatory
2. Renting of Flat to National/Foreign Nationals ( 5 days Advance Documentation)
a. National
i. Fully Completed and Signed Move In Form- Prerequisite of Move in form - No Dues Certificate from EMO (Maintenance and Electricity)
ii. Registered Tripartite Agreement
iii. ID Proof of all residing members- Aadhar/Voter ID/Passport/PAN (any)
iv. Copy of Broker Registration Form (if Broker is used)
v. Passport size photographs of all members residing
vi. Permanent Address Proof: Aadhar/Voter ID/Electricity Bill not less than 2 months recent Passport/Driving License/Letter from Company on its Letter Head
vii. Education: Graduation Certificate/Mark Sheet of Primary Lease Holder

xi. Only Working Bachelors/Single Father/Single Mother strictly Authorised by Employer Company along with Company Photo ID Card. AOA/Emo shall verify employment and authorization on email from employer on its registered email ID.
xii. Refundable Security deposit of Rs 50,000 ( Fifty Thousand only) to be submitted by the tenant in cheque or demand draft against the maintenance account of the rented house. The same shall be returned back at the time of successful clearance of all dues against the Flat at the time of move-out or shall be adjusted in case the dues are not clear.
3. All existing rent agreement which are nearing renewal shall be made in Tripartite with the above rules and regulation.
4. The AOA shall appoint or delegate the authority on its behalf in signing of the Tripartite agreement.
6. Maintenance of Common and Personal Area
- Estate Management Office (EMO) is only responsible for maintenance of common area of the society. The repairs and maintenance of flats are sole responsibility of owners or tenants as the case may be of respective flats. EMO shall not be responsible whatsoever for damages of any nature inside the flats.
- In-house maintenance services are provided by the maintenance agency working inside the society subject to availability of the maintenance staff who may be called upon to render such services as may be required. The cost of material etc. shall be borne by said flat owners or tenants wherever necessary. Complaint Management tool provided by the EMO and phone Calls to Helpdesk are the only platforms to register the complaints.
- Residents shall enter all their routine complaints regarding leaky taps, fused corridor bulbs, electrical breakdowns etc using Complaint Management systems currently used at Horizon. The Resident shall sign the Job car with his/her feedback after closure of every complaint registered.
- Direct calling of maintenance staff is strictly prohibited and hence shall not be entertained.
- Maintenance Calls shall not be registered unless maintenance dues are cleared.
7. Alterations/Repair Work in Apartments
- It has been noticed that several residents/owners are undertaking major alterations/additions, painting, woodwork etc. in their apartments. There are specific rules to be followed for carrying out these works such as getting prior permission (including engineering clearance in case it is judged that the work shall affect the building) etc. The Apartment is now fully occupied and any major work in any apartment causes some inconvenience to the neighbours. Those who want to carry out major works must first apply giving details of the works to be carried out and get permission from the EMO for carrying out the works. They are also to make such a deposit as may be prescribed, which shall be refunded once the work is completed according to the terms of permission and the place is cleaned of the debris etc.
- Alteration(s), including structural & external is not permissible in the building / Apartment, as this SHALL attract penalties from the concerned authorities besides spoiling/damaging the attractive facade of the buildings and the outer walls.
- Internal non-structural alterations / additions to toilets, baths etc. need to be similar to the existing facilities. Alterations of any type SHALL not affect the strength and safety of load-bearing walls or pillars.
- Any alterations found above SHALL be liable for penalty imposed by EMO office to the cost of its repair and it shall be borne by the said flat owner or its tenant as the case may be.
8. Public Utility Services (Telephone and DTH, etc)
- The telephony and INTERNET services are a matter between the telecommunications companies (including Airtel) and the subscriber. Residents are requested to note that Association does not permit any cable running in the corridors, common areas or outside the building
- The service provider may contact the Association for any facility that may be required.
- No individual resident is permitted to install their dish antenna on the terrace or in any of the common areas.
- The Association has entered into an understanding with DTH Operator Airtel Digital TV for providing cable TV services to the apartments on payment. Residents are requested to ascertain the terms and conditions from the operator before taking connection.
- The service terms are between the operator and the subscriber. As per the agreement between the Association and operator, for any rebate to be obtained while the resident is away, the operator has to be given notice in writing and also the rebate is available only if the disconnection is for more than 25 days.
9. Residents KYC
- Details of the existing residents SHALL be furnished to the EMO as per the exercise carried by them or their officials visiting flats for meeting the statutory requirement.
- Flats in the apartment can be let out to persons only for residential purpose who SHALL meet following criteria :
a) Apartment Owner has to ensure that his / her tenant follow the Bye-laws of the Society.
b) The tenant shall not create nuisances or any other act so that his / her neighbor or other residents face any problem.
c) A registered rent agreement along with proper KYC documents of tenants along with Move in form shall be submitted in EMO office of society at least 5 days in advance.
d) A move in form available at EMO office and shall only be given to those owners interested in letting out their flat who are not having any negative balance both in terms of CAMs and Electricity.
e) Any deviation to the defined process SHALL attract a penalty of Rs. 1000/- per instance and the same shall be imposed by EMO office to respective owner or tenant of flat as the case may be.
10. Commercial Use Of Flat
- No member is allowed to utilise his/her Flat for any type of commercial use.
- A penalty of Rs. 1000/- per instance SHALL be imposed by the EMO office and shall be borne by respective owner or tenant of flat as the case may be.
11. EMO, Security, Maintenance Staff, Domestic Help, Driver
- Residents SHALL not threaten or manhandle the staff of the Society for any reason whatsoever.
- Any complaints against them SHALL be brought to the notice of Estate Manager or EMO office. If he is not able to give solution than the same SHALL be reported to President / Vice President/ Secretary of Unitech Horizon AOA.
- Maintenance staff particularly the security guard SHALL not be asked to do any personal work. All domestic helps / drivers must obtain “Gate Passes” from the Society’s office in order to get entry inside the Apartment.
- Security guards have been instructed to strictly enforce this requirement. To obtain Gate Passes for DOMESTIC HELP / DRIVER, the resident shall have to fill up the specified Form at EMO office. Residents are also advised to follow the rules and regulations of the local administration.
- Residents may not ask or permit their domestic help to use the common areas as sitting or sleeping accommodation, or for the storage of their belongings or to commit nuisance. Offending individuals SHALL not be permitted entry into the Apartment and a penalty of Rs. 1000/- per instance SHALL be imposed by the EMO office and shall be borne by respective owner or tenant of flat as the case may be.
12. Pets
Pets of residents if any SHALL not be allowed to move freely in the common area/garden. It shall be the responsibility of the residents concerned to have the necessary cleaning up done in case a pet makes any part of the Apartment dirty. They SHALL also instruct their domestic help accordingly. In the unlikely event of biting etc, the owner of the pet and the affected person or his family SHALL settle the matter themselves.
13. Salesmen and Hawkers
In the interest of security, salesmen and hawkers shall not be allowed to enter inside the Apartment. Only those who provide services to the residents, such as regular maids, postman, milkmen, newspaper delivery boys, florists and vendors shall be allowed inside the Apartment with permission.
14. Playing Outdoor Games
- Playing of any outdoor game inside the Apartment is strictly restricted only at the specified playing area and not the common areas of park and inner roads. A penalty of Rs. 1000/- per instance SHALL be imposed and shall be borne by respective owner or tenant of the flat as the case may be.
- Penalty of Rs. 1000/- per instance SHALL be imposed by EMO upon consuming alcohol in garden, open areas, club, swimming pool, basement and shall be borne by concerned owner or tenant as the case may be.
- It shall be responsibility of residents to dispose-off the civil waste, color tub wooden scrap on its own, it SHALL not be thrown / disposed at any place in the Common area or outside the boundary. If found so a penalty of Rs. 1000/- per instance SHALL be imposed by EMO office and shall be borne by respective owner and tenant as the case may be.
- Residents are not allowed to use garden or any open areas, basement for their domestic functions.
15. Personal Vendor Staff
- Residents procuring vendors for their domestic work like carpenter, plumber, electrician, painter, mason etc are allowed to work from 8 A.M. till 6 p.m. only upon submission of proper ID and address proof and work permit application form available at EMO office at least 3 days in advance. Respective residents shall be responsible for arranging to throw the waste generated from repair or renovation outside the society at their own expense.
- Personal Vendor Staff shall NOT be allowed to stay inside the flat. Residents shall have to arrange their accommodation outside the society premises at either their own or labor expense.
- A security deposit of Rs. 10000/- SHALL be submitted along with application form through cheque in name of Unitech Limited – Greater Noida Horizon Maintenance Account. The same shall be used in case of any structural or civil damage to the flat or common area and its facilities. The same shall be returned after completion of work in case of no damage as mentioned. Any damage over and above this amount shall be borne by the owner of the flat.
- A penalty of Rs. 1000/- per instance SHALL be imposed by the EMO office and shall be borne by respective owner or tenant of flat as the case may be.
16. Personal Staff (Servants)
- Servants, maids, car cleaners, casual laborers and other workers (electrician, carpenters, painters, mason) etc. employed by Resident need passes.
- Security shall not allow personal staff, who does not have a photo ID Card pass to work in Unitech Horizon. Photo ID pass shall be issued by the EMO on the recommendation/certification of the Resident for a fixed period.
- Servants and maids also need passes. The police have strongly advised that the servants be registered with them along with their particulars. The live-in servants brought from other places (such as home town/village etc) should also be registered with police. These are very important security considerations.
- Children below the age of 14 yrs shall not be employed for any work or Services. Similarly, the workmen employed by Resident (electrician, carpenters, painters etc) need a temporary pass for the period of duration of the work. The workmen are permitted to work only between 0900 hrs to 1800 hrs and they should vacate the premises by 1815 hrs.
17. Acceptable Usage of Common Area
17.1 Corridors and Other Common Areas
- The Bylaws of the Association shall be obeyed by all residents (owner as well as tenants). It is imperative that the corridors, staircases and other common areas (including parks and lawns) are kept neat and clean. In particular, the following are brought to the notice of all for strict adherence: -
- No flower pots should be kept in the common areas, particularly in the corridors and parapet walls. Flower pots on parapets are dangerous and involve legal liability.
- No containers, crates, wooden boxes or packing materials, old footwear, bricks etc shall be kept under stilt or common areas/fire staircases. Residents are requested to remove any such material immediately failing which the Association shall remove the material and dispose the same at the cost and risk of the concerned residents.
- The corridors shall not be used for any games particularly ball games, that distracts others and/or cause property damage. Parents are requested to ensure that their wards follow these instructions in spirit. Playing football, cricket and cycle racing by children inside the campus is prohibited since such activities are likely to endanger serious citizens and others.
- Miscellaneous Activities: Residents shall not use corridors and areas in front of lifts for use by carpenters or other artisans. A penalty of Rs. 1000/- per instance SHALL be imposed by the EMO office and shall be borne by respective owner or tenant of flat as the case may be.
- Fittings And Fixtures: Electrical switches and meters and all other fittings and fixtures located in the common areas shall not be tampered with in any manner. Any faults and defects noticed by the residents SHALL be reported to the maintenance staff for rectification through EMO office either through Common Floor or phone call to Help desk official. A penalty of Rs. 1000/- per instance SHALL be imposed by the EMO office and shall be borne by respective owner or tenant of flat as the case may be.
17.2. Lifts
- Children SHALL not be permitted to misuse the lift by frequently going up and down, merely for fun. Children below the age of 5 years SHALL not be allowed to enter the lift without being accompanied by any adult.
- Heavy articles SHALL not be loaded inside the lifts. Goods of all sizes SHALL be avoided from being carried through the lifts as far as practicable & possible.
- Residents, even with the good intention of trying to correct a faulty operation, shall not tamper with the mechanical or electrical part of the lifts.
- If, at any time, it is found that a lift is not functioning properly, this SHALL be reported promptly to the guard on duty at the entrance gates/ tower guards or EMO office through Common Floor or phone call to help desk official so that the maintenance staff can be contacted for immediate remedial action.
- Any deliberate damage to the lifts SHALL attract a penalty to the extent of actual repair cost and SHALL be imposed by EMO office and shall be borne by the respective owner and tenant as the case may be.
- It has been observed that some of the covers fixed over the close/open push buttons of the Lifts in some floors of Blocks have been removed by some miscreants. It is highly irregular, indiscipline and condemnable. The spare parts being proprietary items are very difficult to procure. The ultimate sufferers are only the Residents and hence they are requested to be more vigilant and help the management in identifying such miscreants.
- All are requested to strictly adhere to the following instructions.
- Don’t tear/deface the stickers, which are displayed in the Lifts/Notice boards.
- Don’t carry the Pets inside the Lifts.
- Don’t scribble on the walls of the Lifts.
- Don’t smoke and throw waste materials inside the Lifts.
- Don’t allow your children go alone in the Lifts.
17.3. Gardens
- The Specified Green Area is the property of the Society as a whole and not of individual members or residents. No flowers or leaves may be plucked from the garden.
- All requirements, whether for pujas or for filling decorative vases, SHALL be met through private arrangements made from outside the Apartment. If found so a penalty of Rs. 1000/- per instance SHALL be imposed by EMO office and shall be borne by respective owner and tenant as the case may be.
- Do allow only children to use the play materials in the Garden.
- Don’t allow your children play near the shrubs and bushes as some snakes were reported to be seen.
- Do not consume alcohol in the lawns and gardens
- Do not smoke in the lawns and gardens as a matter of courtesy to the fellow residents
17.4. Garbage
Garbage shall be collected by the Housekeeping staff from every floor. It SHALL not be thrown / disposed at any place in the Common area or outside the boundary. If found so a penalty of Rs. 1000/- per instance SHALL be imposed by EMO office and shall be borne by respective owner and tenant as the case may be.
17.5. Cleanliness
- Residents of the Apartment are requested to help in Unitech Horizon upkeep and cleanliness by not bringing, or causing to be brought within it, any dirt, refuse, soil, clay or waste of any kind or spitting.
- They shall not damage the Apartment or cause it to be damaged in any manner whatsoever.
- Penalty of Rs. 1000/- per instance SHALL be imposed by EMO upon littering, throwing garbage, spitting in any area outside the flat and in common area and facilities and shall be borne by concerned owner or tenant as the case may be.
17.6. Swimming Pool
- Swimming Pool shall be opened for residents from 1st April until 30th September of Every year.
Timings-
Slot 1- Morning (6 AM to 10 AM) Sundays-Up to 11 AM
Ladies- 9 AM to 10 AM
Slot 2- Evening-5 PM to 9 PM Sundays – Up to 10 PM
Ladies-6 PM to 7 PM
2. Usage of the Swimming Pool before and after the stipulated time is strictly prohibited, penalty of Rs. 500 per instance shall be imposed.
3. Children up to the age of 10 years can use the swimming pool from 6 AM to 10 AM and 5 PM to 9 PM Entirely.
4. Children below the age group below 8 years of age, shall be accompanied by 1 Parent/Guardian
5. Shower shall be taken before and after using the swimming Pool.
6. Swimming costumes is MANDATORY, penalty of Rs. 500 per instance shall be levied on Non-compliance and shall be added to the subsequent CAM invoice and the person shall be barred from the Swimming Pool usage.
7. Bringing Food items, drinks and Pets around the swimming pool area is strictly prohibited. Penalty of penalty of Rs. 500 per instance shall be levied on Non-compliance and shall be added to the subsequent CAM invoice and the person shall be barred from the Swimming Pool usage further.
8. Swimming Pool usage is only for Unitech Horizon Residents, relatives or friends shall not be allowed.
9.Spitting, through packets, bottles, littering the swimming pool area is strictly prohibited, penalty of Rs. 500 per instance shall be levied on Non-compliance and shall be added to the subsequent CAM invoice and the person shall be barred from the Swimming Pool usage further.
10. Children below the age of 5 shall not be allowed in the Large Pool, they have to mandatory use the flash pool.
11.The entry to the Pool shall be done only after dipping the foot in hygiene liquid.
17.7.Fireworks during festivals
- Unitech Horizon being a multi-storied Apartment, the residents are requested to restrict/refrain from using/bursting explosive materials like rockets and bombs as these may accidentally land up in areas near balconies, window panes and open lifts causing damage to life and property. In the interest of safety of the residents and in order to avoid mishaps, it would be appropriate if crackers etc. are burst only in the open spaces.
- It is also advisable that one of the parents or any elder is present while children are lighting the fireworks in order to prevent unpleasant incidents during the celebrations.
- Bursting crackers etc. in the parks and lawns is strictly prohibited. Bursting of crackers or playing music in common places between 10 PM and 06 AM is prohibited by law.
17.8.Community Centre and Sports Facilities
- Maximum 04 people from each Flat shall be allowed using Club House services like Swimming pool, Gym, Badminton court, Basketball, Tennis Court. Entry for all facilities shall be done using Club Card only.
- In order to facilitate the residents for performing domestic functions, the association has decided to let out the community centre (hall) at a nominal cost subject to certain restrictions and conditions as under:
- Full Day means from 1000 hours to 2200 hours
- Half Day means from 1000 hours to 1600 hours and from 1600 hours to 2200 hours.
- Rate List- The rate shall be subject to change by the UHAOA on time to time basis, however the base rate for rent of the community hall is given at the end of the document: -
- Those booking the community hall (Ground Floor) for full day or half day (10AM to 4 PM) slot only) can also use the hall for three hours free of charge on the previous day, subject to availability, for carrying out decorations and for storing materials meant for the next day. The hall shall be made available at 7 PM.
- Nobody shall be allowed to stay overnight at the community hall and all activities must cease by 10 PM.
- Storing of material shall be at the risk of the party that had booked the hall and EMO shall not be responsible for any loss or damage.
- Reasonable amount of water shall be supplied free. The using party is advised to use water carefully and economically. Water supply shall be subject to availability and the association shall not make any special efforts such as hiring tanker etc, to make water available.
- Electricity shall be charged is included in the rental on lump sum basis as mentioned above; Extra charges shall be levied for additional and high-power equipment subject to the approval of the committee.
- Security deposits for each category shall be as may be prescribed by MC.
- User charges and other payments for the specified period should have to be made in advance.
- Cancellation charges at 50% of their user charges shall be levied in case the allotment is cancelled by the applicant at least 5 working days prior to the date of the function/event. No refunds shall be payable thereafter.
- Installation of speakers outside the hall is not allowed. Only inside PA system is allowed within permissible decibel levels and not beyond 2200 hours.
- No fire of whatever nature that causes damage to the floor and structure shall be used.
- No digging or making holes by using drills, nails etc, or tampering of the floor or walls are allowed inside the hall or on the space allowed.
- No pasting of posters/pictures etc is allowed on the walls of the community hall.
- All fittings and fixtures should be used and handled carefully.
- Any damages anywhere, shall be charged separately on actual market price along with labour charges and would be adjusted against the security deposits. If the amount is not enough even after the adjustments made from the security deposits, such additional amounts should be paid before checking out.
- The occupant is advised to take clearance from EMO before vacating.
- For extra halogen lights, provision of series lighting, etc and any extra special lights a service charge of Rs 500/- shall be payable.
- NO alcohol serving is allowed.
- The function should be conducted peacefully and decently, so that no untoward incidents take place and residents are disturbed.
- Security shall implement this rule strictly and the party that has booked the hall shall be fully responsible for the behaviour of its guests.
- The decision of the Management Committee regarding allotment of the Community Hall facilities and any other specific charges shall be final.
- Musing system if required shall be provided as under:- Amplifier – 1 No, Mikes - 1 Nos, (with chord- 1 No,) Speakers – 2 Nos Rs 1000/- per day.
- A security deposit of Rs. 10,000/- SHALL be submitted along with application form through cheque in name of Unitech Limited – Greater Noida Horizon Maintenance Account. The same shall be used in case of any structural or civil damage to the club or common area and its facilities. The same shall be returned back in case of no damage as mentioned. Any damage over and above this amount shall be borne by the owner of the flat.
18. Security
18.1.Entry, Parking and Visitors Parking
In the wake of the security concerns in and around Greater Noida and NCT, Greater Noida as a soft target for terrorists and other anti-national elements, the Security authorities have issued directives to tighten the overall security of the Apartments.
The following measures shall be put in place, for which the police authorities have assured all assistance to the Association: -
- No Vehicle belonging to any resident shall be given access to the Apartment unless it displays the parking sticker issued by the Association.
- Visitor’s Vehicles shall be issued temporary passes and shall be parked in the Visitor parking area only.
- All School Buses, Service, Call Centre, Contract, pick up vehicles etc., shall pick-up and drop their passengers only at the designated area outside the Apartment outside Gate 2 and Gate 3. All Visitors are to be registered at the gate and obtain passes.
- CCTV system shall be installed and closely monitored for suspicious movement of any strangers.
- In order to implement the above requirements of the police Department as well as to strengthen security within our Apartment, the above measures are taken. Consequently, absolute co-operation of all the residents is solicited by adhering strictly to the instructions, as these measures shall ensure the safety and security of the residents.
- All vehicles of visitors should be parked in the visitors parking place only and in an orderly manner. If the visitors’ parking lot is full, the vehicles must be parked outside Unitech Horizon. S
18.2.Access of Vehicles inside Unitech Horizon
1. In view of the above, residents are requested to obtain the parking stickers for their vehicles (cars, SUVs, motorized two wheelers etc.) from the EMO or Security office (during office hours – 1000 and 18:30 Hrs) by producing the Original RC book and their proof of residence.
2. The residents are also requested to display the stickers prominently on the windscreen.
3.The sticker should be pasted inside the car to be visible clearly from outside, after ensuring that all columns are filled up properly.
4. The residents are advised to complete this task within two days of moving in to our Apartment.
5. The vehicles without identification stickers or valid authorizations, (including visitors’ vehicle in the visitors’ parking lot having no proper pass), and parked inside the Apartment, shall be intimated to the police as unauthorised and unidentified vehicles.
6. Further the MC may issue new stickers from time to time, after due notice, and it shall be the responsibility of owners of vehicles to get such new stickers as and when issued.
7. The new sticker should be displayed as mentioned above and the old ones should be removed.
8. Any sticker issued earlier – other than the current ones- shall be considered as invalid and entry to Unitech Horizon shall be denied.
9. It has been decided to control and regulate access of all vehicles into the Apartment through the gate number 2. The Gate shall be manned and operated round the clock, and only vehicles exhibiting valid stickers issued by the Association shall be allowed. The exceptions shall be Call Taxies/Auto – Rickshaws which are engaged to pick up or drop residents for their outward/inward journeys. All these vehicles shall also have to EXIT through the exit only.
10. All other incoming visitor vehicles without UHAOA stickers, after obtaining a temporary pass shall have to turn left and should be parked in the Visitors parking area earmarked for the purpose
11. Parking shall not be allowed at Parking Driveways, Loading bays, Fire tender Bays penalty of Rs. 500 shall be imposed in case of violation.
12. All vehicles parked inside the Apartment whether in the allotted parking lots or elsewhere, shall have to exhibit the Association’s sticker, without exception.
13. It may be noted that vehicle without the identification stickers shall not be allowed in Basement Parking Bay, except for picking up and for dropping residents/visitors. Parking of such (without stickers) vehicles in the Apartment (except in the visitors parking area, and that too with only proper authorization) is not permitted. The Security personnel have been instructed to follow these rules strictly.
14. Cars having the valid parking sticker firmly pasted on the Car windscreen shall be allowed to go inside without any interruption and a VISITOR PASS shall be provided at the entry gate.
15. Cars without valid Car Parking Stickers shall not be allowed except the following cases: -
- Taxies coming for dropping or pick-up shall be allowed for limited period max. 30 minutes after getting confirmation from the resident who called for the taxi and doing proper gate entry. A VISITOR PASS shall be provided at the entry gate.
- Ambulances shall be allowed without interruption and no need to issue the Visitor Pass at the entry gate.
- Fire Tenders shall be allowed without interruption and no need to issue the Visitor Pass at the entry gate.
- Police vehicle shall be allowed after taking the proper information and no need to issue the Visitor Pass at the entry gate.
- Doctors on call shall be allowed after getting confirmation from the resident who called the Doctor and doing proper gate entry. A Visitor Pass shall be provided at the entry gate.
- Vehicle of Gas Services / Drinking water services shall be allowed after proper entry and a VISITOR PASS shall be provided at Gate 3.
- Visitors Car may be allowed for limited period of time ( max. 15 mints) only when the passengers are found very old age, physically disabled, patient or carrying heavy luggage after getting confirmation from the resident to whom visitor wants to visit. A VISITOR PASS shall be provided at the entry gate and proper gate entry shall be done. After dropping the vehicle shall move out of the exit gate within this limited time.
- Visitor Car for night staying possessing written permission as per Annexure-5 from authorized person of UHAOA shall be allowed to be stay inside in specified area for the period of 10 pm to 10 am. A VISITOR PASS shall be provided at the entry gate. In the day time the Visitor’s Car shall be parked in VISITORS PARKING AREA
- Vehicle for shifting of household goods shall be allowed after receiving the NO OBJECTION CERTIFICATE (NOC) from UHAOA and a VISITOR PASS shall be provided at the entry gate. No vehicle for shifting the house hold goods shall be allowed for entry or stay inside the Apartment between 10 pm to 6 am.
18.3. Vehicle Entry and Parking
- Resident Entry is allowed in and Out of gate 2 while Visitor Entry and Exit shall be allowed at Gate 3.
- All outgoing Visitor vehicle that collected Visitor Pass from GATE 3 ENTRY shall deposit the Pass at GATE 3 OUT gate.
- Vehicle that has collected the VISITOR PASS from GATE 2 IN, shall not be allowed to go out without depositing the VISITOR PASS at the GATE 2 OUT.
- 5. LOST VISITOR PASS VEHICLE must comply with “RULES FOR LOST VISITOR PASS” before taking the vehicle OUT.
- Residents SHALL drive slowly and cautiously within the Apartment.
- The use of horns SHALL be avoided.
- While driving in the Apartment at night, the headlights SHALL be in dipper mode.
- Visitor’s car may be allowed to park in the Common Area only for limited duration subject to availability of space.
- Residents and Visitors are not allowed to park their vehicle in front of towers or ramps. Owners SHALL park their vehicles only at the basement at their respective slots. The Apartment owners shall not let out their Car Parking on stand-alone basis to outsiders.
18.5.Access control of Incoming Visitors using vehicles at Gate 3
- Every visitor should stop and write the particulars of the visitor in Smartguard Mobile app of the UHAOA and obtain a “Pass” from the Security Supervisor after approval is provided by the resident
- Only when the permission is accorded by issuing a pass and the barrier is taken off , the Visitor can start moving and slowly pass across the barrier.
- It is requested that the ‘host’ who is expecting a guest should inform the main gate well in advance or make pre-approved entry in Smartguard about the intended arrival / visit of the guest, so that the security staff can accord permission without any delay.
- All residents are requested to give their residential / contact phone numbers to the Security supervisor through office. The visitor can get themselves dropped near the concerned residential block. However, the driver of the visitor’s vehicle should take back the vehicle to the Visitor’s parking area and get it parked.
- This procedure is equally applicable to the visitors who are coming by taxis/autos. The taxis/autos which come to Unitech Horizon to pick up the resident should park their taxis/autos in the Visitors parking area not more than 15 Minutes.
18.6. Visitors / persons not using the vehicle (Pedestrians)
- All the visitors (guests) / pedestrians who are coming in should obtain a visitor pass from the security staff, at Gate 3 after identifying themselves. All pedestrians who are ‘coming in’ or ‘going out’ are requested to use the walkway. Persons who come regularly for work in Unitech Horizon and who had been issued a Pass (either temporary or permanent) are requested to show / exhibit the pass and pass through.
- It is also requested that no pedestrian should walk in the middle of the road and/or pass through.
18.7.Speed Limit and Defensive Driving
- Unitech Horizon is a residential Apartment with a good number of senior citizens and children movements. The responsibility of safety of the pedestrians and children is squarely that of the motor vehicle driver.
- The speed limit within the Apartment is 20 KMPH. The residents are requested to, strictly adhere to the speed limits, and use only the paved roads.
- They are also requested not cross-cut across the stilts or parking places and to dip headlights while driving inside the Apartment. Pedestrians have priority on all roads inside the Apartment – wait for the pedestrians to cross – this ensures safety and is also good manners.
18.8. Using Apartment Roads for Learning Driving
- It is observed that some residents are learning to drive four wheeler and two wheeler inside the Unitech Horizon Apartment. Unitech Horizon is a residential Apartment with lot of children movement. Using the Apartment roads to learn driving is hazardous and could lead to accidents and property damage and is prohibited.
- Residents are requested not to use the internal roads and parking bay in the campus for learning driving, with or without instructor. Further driving by under aged persons and learners inside the Apartment is prohibited.
18.9. Use of Reverse Gear Sirens
The siren/alarm used while reversing (which is illegal in many states) could be a useful safety feature. But the residents are requested to desist from using the reverse siren, exercise utmost care while reversing and backing and if the reverse siren is used adjust the volume in such a way that it is heard only for a radius of 5 to 10 meters. The high pitched, high volume sound could be very disturbing in a residential colony, especially in the night and early mornings.
18.10. Rules for Drivers and Taxis
The residents are also requested to follow the parking guidelines. Some of the problems with regard to the road use and driving regulations arise mainly from the taxis, pick-up cars and vans. The residents are requested to instruct their drivers to strictly follow the rules.
18.11. Issue of RFID Tag and Duplicate Parking Sticker
- Parking sticker shall be issued free of cost to all residents at the time of Move in.

- One RFID Tag shall be issued Complementary upon successful submission of Application form online per House and clearance of dues
- Subsequent RFID shall be charged Rs. 100 + GST. Vehicle RC, Proof of ownership/Tenancy to be uploaded along with the application form.
- In case of Replacement due to damage the same charge of Rs. 100 + GST shall be applicable.
- It is observed that owners parking their vehicles inside UH Apartment often approach the office for issue of second RFID tag as the earlier one issued has been either torn off while washing or lost /withered away. In order to avoid misuse of identification stickers the following procedures have been adopted with immediate effect: -
- Second Tag shall be issued only after personal inspection of the vehicles so as to ascertain whether a sticker has been lost.
- An amount of Rs.100/- + GST only shall be charged towards Issue of second sticker. Rest of the rules governing issue of stickers shall remain as they are.
19. Car Wash, Hanging Clothes
- Car owners/ two-wheeler owners are requested to wash their vehicles outside Parking Lot areas. Vehicles should not be washed under the Lots as this leads to stagnation of water and inconvenience to others.
- It has been observed that some occupants dry their linen in the corridor railings, staircase and other common areas thereby causing inconvenience to others and creating an eyesore. Clothes should not be put up for drying/sunning in the corridor railings, staircases or any of the common areas.
20. Locked house causing seepage problem
- Occupied- In case lack of support from resident in purchasing material for fixing the seepage, it shall be fixed by EMO and material cost shall be debited to the maintenance account of owner.
- Unoccupied- In case of empty and closed flats, notice shall be sent by EMO through registered post at the registered address as per records of the owner.(Email and Phone call also shall be given)
- In case if no response from the owner within 7 days from dispatch of notice or depending on the quantum of damage the source flat has done, the lock shall be broken by EMO with video recording.
- Seepage shall be fixed, material cost shall be debited to the maintenance account of owner if the material is not provided by the owner.
- To resolve the problem if material is not provided by the resident within 7 days from the date of notice then EMO shall purchase it and debit the amount from affected flat owner maintenance.
- After completion of work flat shall be locked by the EMO from where keys can be collected. Cost of the Latch and Lock shall be debited from Owner’s maintenance account.
21. Portable Convenience Shop
- Portal Convenience Shop shall be established owned by AOA
- Prerequisite for the shopkeeper shall be 5 years running full-fledged supermarket
- To avoid conflict of interest the shop on rent to any Residing/Non-Residing Owner and Tenant of Unitech Horizon.
- Relatives of residents shall also not be allowed.
- The Tenant if found guilty or break any rule of the society, then his agreement is terminated and subsequently he/she has to vacate the premises.
- No access for outsiders to purchase for the convenience shop.
22. Meter Bypass /Faulty Meters
- If any meter has gone faulty then owner has to purchase a new meter within 7 days from the day found fault.
- If the new meter does not gets installed post 7 days of notice, Rs. 500 charge per day as penalty till the new meter is installed as per given specifications.
